Where do I send my rent checks?

Rent is due and payable in advance on the 1st of each month.  Accounts outstanding after the tenth of each month are subject to a $50 late fee.  We cannot accept rental checks in person.  Please make all checks payable to “Yale University” and mail them to:

Can anyone apply for housing with ECP?

Elm Campus Partners, LLC is proud to mange Yale’s residential portfolio of 500 apartments in the Downtown and Science Hill areas of New Haven, CT.  ECP leasing agents are General Agents on behalf of Yale University and will represent the Landlord in all rental transactions.  Our properties are available for twelve-month leasing to full-time Yale affiliates.  Leases are reserved for students, faculty and staff, with a priority given to students.

Are pets allowed in ECP apartments?

While all people are welcome at ECP managed properties, for maintenance reasons we cannot permit animals as residents.

What are my pricing options?

Elm Campus Partners, LLC and Yale University work together to set rental rates each year.  Our properties remain commensurate with market pricing in New Haven.  We offer a wide array of rental sizes and locations to meet the needs of a diverse clientele. Where can I get renter's insurance?

Yale University and Elm Campus Partners, LLC urge all tenants to obtain Renter’s Insurance for your possessions.  We cannot insure your valuables; only you can do so.  Insurance against loss or damage due to theft, fire, smoke, water damage or other perils is very important and relatively inexpensive, especially when compared to the cost of a potential loss of your property.

Can I sublet my apartment?

Pending authorization, you are welcome to sublease your apartment to a Yale affiliate for any portion of your lease term.  Current tenants should contact us to receive our Subleasing Information Packet in the office or by pdf attachment.  The Packet contains suggestions for governing your relationship with your subtenant and a form to complete with your subtenant and return to us for approval. 

Please bear in mind that primary lease responsibilities remain the original tenant’s obligation, not the sublessee’s. Should the sublessee not pay the rent or damage the apartment in any way, we will look to the tenant for compensation.  We cannot broker arrangements between tenants and sublessees.  It is critical that we have all subtenants on file in case they become locked out of the unit or need to request any maintenance service. We cannot let people into our apartments if they are not on file at our office.

Too cool for school: I will be leaving New Haven, can I terminate my rental responsibilities early?

Residents are responsible for the full term of their lease agreements.  If a tenant becomes aware that he or she will vacate an apartment before the full lease term expires, that tenant should submit a Release Request in writing to ECP.  We will list the apartment as available on our website and we will contact all interested applicants on our waiting lists.  We will do our best to find a new tenant to rent the apartment starting on the date the resident wishes to vacate, but if we cannot find a new tenant for that date the resident will remain responsible for the monthly rental payments until the end of the lease term or until a new tenant leases the apartment.

My roommate is joining the Peace Corps, but I’d like to stay in the apartment with a new co-tenant.  How can we go about documenting a Change of Roommates?

If one or more members of your group should wish to be removed from leasing reasonability at the apartment, or, space and terms of your lease allowing, you should decide to add another individual to your lease, we will be happy to work with you to process the Change of Roommate request.  We will need all vacating roommates to email their confirmation that they do not wish to share in future leasing responsibilities at the apartment.  Once we hear from all parties that intend to move out, we will prepare a new set leasing documents with the names you indicate.  If a departing tenant made contributions to the security deposit, we will refund the appropriate amount to that person upon their departure.  We will need a written statement from the departing tenant(s) and the remaining tenant(s) indicating the amount to be disbursed to the departing tenant(s). 

To complete the renewal, all new roommates (excluding family members) will need to come to our office to sign the leasing documents.  This process should take approximately 30 minutes.  The new roommate(s) should be prepared to provide a share of the security deposit that corresponds to the amount the departing roommate will receive upon their departure.   

Please note that there is a $50 lease processing fee for a change of roommates due to the additional paperwork and accounting time involved; this payment must be in a separate check from the security deposit funds, as it will be deposited in a different account.

In the event of an emergency, our phone lines are open 24 hours a day and we are able to offer round the clock maintenance services. You can also call us or file a request online 24/7 for routine service operations. We are always just a phone call or a few key strokes away.

We chose the name “Elm Campus Partners” to reflect our relationship with our tenants. Elm is for the historic Elm City we all share; Campus is for the community of scholars that we serve; and Partners represents our partnership with you in making the Yale community and New Haven a great place to live.

What's the best way to get to, from, and around campus?

All properties are owned by Yale University and are situated around the Downtown and Science Hill campuses.  Most tenants choose to get around campus on foot or by bike.  The Yale shuttle and bus routes connect the campus and allows for rapid travel between classrooms, labs, and our residences.  You are never very far from any Yale building or community hot spot when you’re in an ECP apartment.

How do I apply?

Click here to fill out a rental application.  Once you submit the application, we will enter your preferences and contact information in our Queue and we will notify you when we schedule showings at buildings that interest you.  While the bulk of student turn-over does occur during the summer, some of our properties will become available throughout the year; don’t hesitate to submit an application so we can begin working with you to find a home.
